Sahuarita has a story most Tucson suburbs do not. It was founded in 1911, incorporated in 1994, and grew up around farmland along the Santa Cruz River. The FICO pecan orchard here is the largest in the world, with more than 6,000 acres and about 106,000 trees. Today the town has more than 34,000 residents, and much of the newer housing is in master-planned communities. If you are planning a pool here, the details that matter most are local: the Town’s own permit process, which of seven water companies serves you, and which neighborhood you live in.
How the Town of Sahuarita permits a pool
Sahuarita is incorporated, so your pool permit comes from the Town’s Building Safety Division at 375 W. Sahuarita Center Way, not from Pima County. The Town’s residential pool and spa submittal checklist spells out a few steps that are specific to Sahuarita:
- Online submittal. Applications are filed through the Town’s Accela portal, and the plan check fee is paid before review begins.
- Model pool plan. The submittal includes a model pool plan and a letter of authorization from the model plan holder, plus sealed structural drawings, and the model plan has to be approved before the site plan permit is issued.
- A site plan that shows construction access. The Town wants to see how equipment gets into your yard. If access crosses Town right-of-way, a right-of-way use permit from Public Works may be needed.
- A Sahuarita business license for any business doing work in the Town.
- Setback review of 4 feet from the side and rear property lines to the edge of the water.
- A pre-construction meeting on site with the owner and the builder as the first inspection.
The checklist also notes that HOAs may have different requirements, and that verifying them is the owner’s job. We handle the Town side from drawings to final inspection. For the bigger picture, see our Tucson-area pool permits guide.
Seven water companies serve one town
The Town of Sahuarita does not run a water utility. Its water information page lists seven providers: Community Water Company of Green Valley, Farmers Water Company, Las Quintas Serenas Water Company, Quail Creek Water Company, Sahuarita Village Water, Sahuarita Water Company and Valle Verde Del Norte Water Cooperative.
Sahuarita Water Company, for example, has served the northern part of town since 2000, including Rancho Sahuarita and the Town Center area, using groundwater from the aquifer beneath the community. Your provider affects your rate for the initial fill and for topping off through summer. Check your bill before startup, and read our post on what it costs to fill a pool. Groundwater in southern Arizona tends to be hard, so plan your water chemistry from day one.
Which Sahuarita neighborhood you are in matters
Rancho Sahuarita. A master-planned community in the north part of town, served by Sahuarita Water Company. Yards in newer neighborhoods like this usually have block walls in place, so the big questions are setbacks, the patio cover and side-yard access. Expect HOA review.
Quail Creek. A Robson resort community for active adults 55 and over, inside the Town of Sahuarita. If you want water without giving up the whole yard, a spa, a small pool or a plunge pool can be a better fit than a large family pool. HOA review applies here too.
Madera Highlands and the south side. Madera Highlands is a master plan on the south end of town. If your lot backs to open desert rather than a neighbor’s wall, it needs a barrier plan that does not rely on the neighbors’ walls.
Whatever neighborhood you are in, read your HOA’s architectural guidelines before you commit to a design. Our HOA approval guide lists what committees commonly ask for.
The river, the monsoon and your yard
The Santa Cruz River runs through Sahuarita and flows north toward Tucson, mostly during the monsoon. Most subdivision yards are not near the riverbed, but summer storms still drop a lot of water fast. We grade the deck to move runoff away from the pool and the house, and we keep pool equipment where it will not sit in a puddle after a storm. If you have an older home on a larger lot outside the master plans, we also check for washes before we place the pool.
Pool decks in Sahuarita
A new pool deck is often the fastest way to change how a Sahuarita backyard feels. We build and replace pool decks in travertine and pavers, for new pools and around existing ones. Travertine stays cooler under bare feet, which matters for kids running from the pool to the patio, and pavers give you more color and pattern choices. If your current deck is cracked, uneven or too hot to walk on, we can remove it and replace it with new coping at the same time. See our pool deck options and deck materials that beat the heat.
